Will you help me find the best mortgage for me?

Yes, we will ask you a lot of questions about your financial situation and what you want to do. We will then offer you genuine advice based on your circumstances.

Why do you charge for giving advice?

There are literally thousands of mortgage deals available. Some of them are exclusively arranged via mortgage brokers like us, however some are only available when you apply for your mortgage direct to a bank yourself. As a mortgage broker, we will consider these direct-to-lender mortgage deals when researching your case for you, wherever it is possible. We will not be paid by the lender if our advice to you would be to go direct to them for your mortgage. This may save you thousands of pounds and the only way we can offer genuine advice based on your personal circumstances is to set a small charge of £99 for this service.

What documentation do I need?

Assuming our advice to you involves processing an application for a mortgage or an insurance policy, we will provide you with a list of documents that you will need to supply. Typically, this will include 3 - 6 months bank statements, a few of your most recent payslips or your accounts (if you are self-employed), passport or driving license and your council tax bill.

Will you advise me on the types of insurance I need?

Yes, we will give you a recommendation as to the types and levels of insurance you should have. We promote a fully protected mortgage at Abacus Financial and firmly believe that it's better to be safe than sorry.

You say that you are regulated by the Financial Services Authority, but what does that mean to me?

Being regulated by the Financial Services Authority means that we are authorised to give you formal advice on mortgages, which in turn ensures the advice you receive is monitored in the appropriate ways. This also means that we must operate our business with integrity and provide information to the authority to evidence this.
